    During the Property Search:

    Right before Acquisition:
    - Comprehensive Legal Support: Handling contracts and preparing necessary acquisition documents, excluding representation at the land office and receipt of funds.

    - Administrative and Financial Support: Opening bank accounts, facilitating mortgage applications if required, and coordinating documents for foreign funds transfer into Thailand.
    After Acquisition:

  • HOW DOES IT WORK?
    Consultancy Agreement: Following our initial meeting, we formalize our commitment through a "Buyer's Consultant Agreement." This document outlines our roles, responsibilities, and the terms of remuneration, usually a 6-month period.
  • WHAT DOES IT COST?
    Consultancy Fee: Traditionally, the seller pays a standard 3% commission upon a successful transaction. As Buyer’s Consultants, we propose a different approach to compensation:
    - Direct Owner (not a co-broker or representative): We charge 3% of the total purchase price, exclusively paid by the buyer. We contractually waive any remuneration from the seller in this scenario.
    - Owner's Representative/Co-Broker:When the property is represented by a third party (owner's representative/co-broker), and the 3% seller's commission (included in the agreed price) is split between them and our company, we charge 1.5% of the total purchase price.
    In both cases, our total commission always amounts to 3% of the purchase price. This structure ensures transparency and aligns our incentives with achieving the best outcomes for our clients.
  • WHAT ARE THE ADVANTAGES?
    - By representing you and being compensated partly or fully by you, we gain access to all properties on the market , including those exclusively managed by family agents or relatives. This ensures a comprehensive market approach to find the optimal investment opportunities.
    - Our commission structure ensures unbiased property selection and analysis. Since we receive a consistent commission percentage regardless of the property, our evaluation of pros and cons is transparent and impartial. This guarantees neutrality throughout the decision-making process.
