We have access to a good number of office spaces located in the central part of Bangkok. This covers all types of sizes, budget and specifications including Grade A, Grade B and Grade C office buildings.

There are two types of office buildings in Bangkok:

  • Single Ownership: this represents the majority of high rise office buildings located in central Bangkok. Most of those are managed by reputable and professional property management companies, such as JLL. Those management companies are usually responsible for the maintenance and cleaning of both common areas and individual office spaces.
  • Multiple Ownership: office buildings where premises have been sold to individual owners. A Committee representing the co-owners will decide on the type of management structure. Management companies appointed by the Committee usually manage and maintain the common areas. Individual owners are responsible for the maintenance of their own office spaces. It’s also easier for individual investors to purchase office spaces in those multiple ownership structures since there is more liquidity on small and large office spaces.

Office Buildings can be classified in 3 grades:

  • Grade A Offices: high end office spaces that satisfy multiple conditions such as interior layout, architecture, AC with central chiller, professional management company, state of art lift system, parking and 24hrs security services. Most of those office buildings have the first 2-3 floors tenanted by retail shops, coffee shops and restaurants.

Price Range: 800THB to 1,200THB per sqm per month

According to CBRE, the vacancy rate was a record low at 7.5% which dropped slightly by 0.5 percentage points Q-o-Q. The net take- up (growth in the amount of occupied space) in Q2 2017 was 38,000 sq. m. The total office supply in Bangkok remained stable at 8.64 million sq. m. as there was no new office completion in Q2 2017.

Office for rent/sale
  • Grade B Offices: office buildings can be low rise or high rise. Those office spaces usually provide good maintenance and management services. The majority of them offers 24hrs security, parking and good lift system. Those buildings are very often located in areas where Grade A building can be found.
    Price Range: 400THB to 800THB per sqm per month
  • Grade C Offices: older buildings with limited services. Those buildings are sometimes located in less central areas. Security standards are not very high. However, many of those spaces offer great value for money and provide more flexibility in terms of rules and regulations. This is ideal for start ups that want to keep their costs low while not having to worry to their image.
    Price Range: 200THB to 500THB per sqm per month

Shophouse, Townhouse, and Home Office

It’s also common for private companies to rent their office spaces in shophouses, townhouses or individual houses. Several businesses prefer to be located in areas that are more residential and commercial. In addition, those same businesses may have a preference to occupy the whole property and have the freedom to decorate the outside and inside as they want.
